Brass Cap Development, a local industrial development firm, announced its latest warehouse project, Brass Diablo, is making impressive progress as LM Construction lifted the walls of the +/- 25,277 square foot warehouse in one workday with the use of the Tilt Insulating Panel System (TIPS) manufactured by Innovative Structural Solutions. This is LM Construction and Brass Cap Development’s first building that implemented this advanced design.
“What typically takes two business days to complete, TIPS allowed our crews to accomplish a major construction milestone in just one day with the use of this new innovative system,” said Larry Monkarsh, owner of LM Construction Company. “Most tilt-up buildings in the Las Vegas valley are constructed with solid concrete and steel, however, TIPS replace standard reinforcing steel with a structural cage that incorporates necessary structural elements with an R-38 insulating factor.”
In addition, TIPS decrease the price of projects, speeds up the build and allows for a higher R-Value (insulation rating) than typical concrete tilt-up buildings.
Brass Diablo, located near Allegiant stadium at the corner of Diablo Drive and Edmond Street, features three dock high doors, one grade level dock door, a 60-foot concrete dock apron and is within close proximity to valley freeways as well as many residential and commercial amenities including the newly formed Stadium District.
“This part of the valley continues to see an increase of demand for mid-bay industrial space and Brass Diablo will provide future tenants with the newest and most innovative industrial space needed for business operation and success,” said Jason Kuckler, partner at Brass Cap Development.
Only one +/- 10,000 square foot space remains available for lease at Brass Diablo as Bleu Blanc Rouge, a Las Vegas based caterer, has already leased +/- 15,000 square feet. The remaining space will provide a future tenant with a prime southwest valley location as well as an opportunity to have a secured side yard. Brokers Paul Sweetland, SIOR, Dan Doherty, SIOR, Chris Lane, CCIM, and Jerry Doty of Colliers International | Las Vegas have been brought on to handle sales and leasing for the project.
LM Construction Co, a Las Vegas-based construction company in charge of the design and build of Brass Diablo, expects a Q4 completion.
